Architecture and Design Services
PHD&A provides comprehensive pre-design and design services. Pre-Design includes the following:
Programming: review functional requirements and aspirations for project
Feasibility studies: analyze site constraints and opportunities
Budget and schedule consultation: align design ambitions with cost and timing expectations
After the completion of Pre-Design, architectural and design concepts are developed into detailed, coordinated documents over three phases: Schematic Design, Design Development and Construction Documents. Included in these phases are the following services:
Specifications documenting materials, finishes, and construction methods
Technical coordination with consultants
Regulatory coordination with municipalities or other governing bodies
Assistance in obtaining qualified construction bids
Construction administration services including
- Site visits & observation
- RFI & submittal review
- Change order review
- Punch list & final walkthrough
- Post-occupancy support services
Interior Design
PHD&A is delighted to collaborate with interior designers and has done so on many occasions. Alternatively, we offer interior design services in-house. During the design process, we present finish samples, tear-sheets, and sample boards. In addition, we design or specify:
Millwork and Finish Carpentry
Finishes
Plumbing fixtures, hardware, appliances and accessory selection
Owner’s Rep Services
Acting as owner’s advisor and advocate, PHD&A provides owner’s representation, project management and construction advisory services for renovations and new construction. Typical services include:
Client Coordination
- Advocate the client’s priorities and expectations throughout the design process
Design Coordination
- Clarify design concepts and priorities
Consultant Coordination
- Assemble project teams including architects, designers, engineers and contractors
Construction Administration Coordination
- Obtain client approvals for design intent, review shop drawings and product data; coordinate team and milestone field visits
Hourly Design Consultation
